You'll have the opportunity to ask questions about my property staging service during the discovery call but here's a bit of upfront reassurance. If you can't find what you need then reach out.
What if something gets damaged?
It's important to read my property staging terms and conditions carefully as it's the responsibility of the owner to ensure all furniture, furnishings and artwork is fully insured while it's in the property and are returned to me in pristine condition.
How much notice do you need to stage a property?
I'll usually need approximately 10 days from when the Terms of Business are signed and full payment is received to allow me to ensure availability of items and to source any additional pieces required.
Can I pay when the property is sold?
I require full payment before staging takes place. If we go on to develop a longer term working property staging relationship with you I may be able to consider different payment terms.
Do you put TV's in when you stage?
Let's be honest, the're not the most attractive items so I don't usually include them in my staging designs. However, understanding where a TV could go is important to buyers, so I include a piece of artwork or a statement mirror in that spot as an indication instead. Of course if you would really like to see a TV in a room then I can accomodate this.
Do I need to be there for the staging?
Absolutely not - I'm sure you will have other things to be getting on with. The WOW is not the same when you see the staging unfold, so save yourself the surprise for later.
Can I decide the style of the staging?
If you have a preference then let me know, but ultimately the style or combination I choose will be what is going to bring you the most potential buyers and get you those offers.

Will you work with my budget?
Of course! I'll always present you with the staging option which will get you the most potential buyers and the most offers, but if necessary I can consider other budget options.
How long will I have the furniture etc. for?
The standard rental period is 6 weeks. This is long enough for viewings to take place, offers to be made and considered and a sale to be agreed. If you'd like to keep the furniture for longer eg. until exchange of contracts, I can arrange an extension to the hire period.
Should I have the property cleaned before or after staging?
Before! CentreStaged is the final piece in preparing your property for sale so all snagging and cleaning should be done before the team arrive to stage it. When we are finished we'll leave the property as we found it and ready for viewing.
What if my property doesn't sell in the rental period?
To put your mind at ease this doesn't happen very often but in this unlikely scenario, we can discuss your options moving forward.

Extension rates are laid out in the Terms of Business you receive and sign when I send the invoice.
I have received a cheaper quote will you match it?
I won't and am proud to say so. It makes sense to get at least one other property staging quote but please make sure you are not comparing apples with pears.
My service gives you10+ years experience and my creatively staged properties are designed to get you the highest possible offers. My furniture options are not the cheapest (they are not the most expensive either!) because I want your property to be associated with high quality and achieve a higher price. I also use original art which will elevate your property above the competition and in the mind of potential buyers.

Are staging costs tax deductible?
For a new build or investment property the owner can usually claim the cost of property staging as a marketing deduction however you are advised to talk to your financial advisor/accountant about this.
Will you dress the windows in the property?
Curtains with poles/rails and blinds are not usually part of my property staging packages. Typically they do not add value to the stage and I believe your investment is better spent on other elements which enhance the space. However, if this is something you would like to see then of course I can accommodate it.
