There is no correlation between time-to-market and time-to-sale but there is a strong correlation between a staged property and both the speed of the sale and the amount achieved.

In fact, staged properties spend 73% less time on the market and achieve 8% to 10% higher sales.

This means it is worth taking a little more time to make sure your property appeals to the widest possible target buyer before putting it on the market and most definitely before considering a price reduction. 

 

Occupied home staging uses your own furniture and you remain living in the property during the selling process. Case Study

This 5 bedroom, owner-occupied property had been on the market for 6 weeks with only 1 viewing before we were asked to stage it. The online photographs were not attracting buyers as the interior appeared drab, sparse and dated.

I began with a plan for the property to stage it as a family home with  dedicated office space and clearly defined living and dining areas. I visited the property to determine what should stay and what should go into storage to increase and depersonalise the spaces. 

​

From my own inventory I brought in a more modern dining table and chairs, an appropriately size TV unit, an armchair and side tables. I also put together an accessories package which included an area rug, lamps, artwork, cushions and throws, tableware and decorative items. 4 bedrooms received new bedding, bedside lamps, rugs, cushions, throws and artwork. The 5th bedroom was staged as a home office with a desk and chair, artwork and accessories.

We staged the property over a weekend and with new photography, it was viewed and sold within 48 hours.
