A Consistent Approach And Unique Results

Vacant Staging For Developers and Flippers

Client-centric

DNA

Less is more

Creativity

As amazing as your brand new space may seem to you, 75% of buyers can't visualise how they will use, or live, in an empty space. That's a large proportion of your target market who will potentially overlook your property without a second glance.

The positive impact of property staging as a critical marketing tool for vacant properties, is becoming more widely known in the UK.

At CentreStaged I partner with developers and flippers to maximise the potential of their properties to sell fast and high.

Through developed knowledge of what drives homebuyers' decisions,  experience and staging expertise, I can help you to transform your empty property to sell fast and high.

There is no correlation between time-to-market and time-to-sale but there is a strong correlation between a staged property and both the speed of the sale and the amount achieved.

In fact, staged properties spend 73% less time on the market and achieve 8 to 10% higher sales.

This means it's worth taking a little extra time and investment before rushing to the estate agent to get it on the market.

Investing in staging as part of your marketing strategy means £2,000 (investment will vary) could potentially earn a £20,000 return.

Not to be left on the table, right?

My client-centric, partnership approach fits seamlessly into the selling process, with the seller at the forefront, allowing you to to your job while we do ours.

The first key element is understanding the market, your property and your target buyer. This DNA provides the basis of my staging plan and informs the furniture, furnishings and original artworks I will use to present your property.

The second element of my unique approach is that less is more. My staging is intentional to highlight space, light and architectural features and to present a lifestyle vision for your prospective buyers, at the same time minimising personal taste for maximum appeal. â€‹

Finally I can include creative staging solutions not offered by other staging companies to elevate your property above the rest.

My Process

Discovery

The first step is to have a chat by phone, or on Teams/Google Meet if you prefer, to understand the property, your target buyer and timescales.

This is anticipated to take about 30 minutes and is free of charge.

Proposal

Using photos, floor plans and measurements (plus a site visit if required), I will produce a proposal for my vacant staging service which includes 6 weeks hire of all furniture, furnishings and original artwork.

Once full payment is received I will confirm the staging date.

Stage

When my teams attends the property we will deliver, stage and remove all packaging within the agreed time frame, leaving it ready for viewings.

Photographs will be sent to you within 48 hours of the property being CentreStaged.

Destage

We will remove all staging items from the property within the agreed timeframe, leave it as we found it and return the keys as instructed.

You will be invited to give a review of the service and to discuss further partnership projects.

Your Investment

Staging before valuation means the valuation will be higher

Every property is different and so is every proposal and quote.  A three bedroom property for example, may have one or more living spaces and these, as well as the bedrooms, can vary considerably in size.

Your quote will be based on staging your property to attract the maximum number of potential buyers and get you the highest sale as quickly as possible.

Hire of all furniture, furnishings and original artworks will be for an 8 week period unless otherwise requested.

Investment starting from:

1 Bedroom: £1500

2 Bedroom: £1800

3 Bedroom : £2100

4 Bedroom + : POA

Case Study

A £900k+ converted workshop in rural Norfolk, staged to enhance the space, high-end industrial features and natural light from above. The 74m2, open concept kitchen, main living and dining area, was zoned to create a vision of comfortable, social family living. The use of natural wood and greenery connected the space to the woodland surroundings. The scale and style of the furniture spoke to the industrial elements and when combined with the custom artworks, elevated its potential as a large, modern family home.
